Senior Counselor, Relocation

Summary

The primary purpose of this job is to be responsible for the overall management of inventory properties.

Essential Functions

  • Manage the day to day operation of the Inventory Division:
    • Work with referring partners to handle vacant property
    • Negotiate bids, repairs, contracts, and addendums with partners
    • Manage all property repairs to get property prepared for listing
  • Ability to interact in an adviser role with agents and partners:
    • Counsel agents on leads through email, phone and texting
    • Will be direct contact with partners regarding leads, escalation on business challenges and on referral business through email, phone and texting
    • Provide guidance to agents on the best course of action with challenges that occur with a lead.
  • Assign agents to properties and maintain constant contact and communication with the agent through follow-up on all files assigned to the agent.
  • Represent the company to PenFed members, outside affiliates through our actions and words when counseling the member on the phone, email and or texting.
  • Participate in and develop workshop materials for Relocation and Inventory Trainings.
  • Assist with maintaining compliance with all applicable federal, state and local laws, regulations and ordinances by abiding by PenFed compliance program and all policies, procedures, rules and regulations.
  • Consistent high referral conversion on all business assigned to agents through the senior counselor’s workload.
  • Organize daily workload and assigns tasks to specific members of the agent team and Relocation Director.
  • Back-up other counselors as appropriate and when required what duties/tasks will the employee be required to perform. (This will vary based on the file, the business program, the client and the actions) This could include any of the following but not limited to:
    • Call the lead, agent and partner
    • Assign the lead, agent and partner
    • Follow-up with the lead, agent and partner
    • Handle file(s) escalation
    • Direct liaison with management
    • Mentor counselors
  • Work closely with management to make sure the department is running efficiently to grow buyer and seller lead business through networking functions and programs with partners. Recommend opportunities for cost savings.
  • Responsible for maintaining the relationship between the partner and BHHS PenFed Realty as well as with the BHHS PenFed Realty Agent.
  • Responsible for mentoring other counselors and is the first step in escalating business challenges to the Manager or the Relocation Director.
  • Responsible in assisting in growing business relationships with business partners with the objective of receiving more buyer and seller leads.

Education and Experience

Equivalent combination of education and experience is considered.

  • Bachelor’s Degree in a related field is preferred.
  • Minimum of five (5) year of experience in customer service, real estate, and relocation services is required.
  • Must possess strong technology, organizational, time management skills.
  • Work in a fast-paced environment as a self-motivator.
  • Must have excellent ability and desire to mentor and be an example to counselors.
  • Show growth in leadership with a drive to grow with the position and company.

Supervisory Responsibility

This position will not directly supervise employees.

Licenses and Certifications

  • gCertified, GMS or CRP, eCertified, MRP is preferred.
  • Licensure as a Real Estate Agent with appropriate real estate board is preferred.

Work Environment

While performing the duties of this job, the employee is regularly exposed to an indoor office setting with moderate noise.

*Most roles require working in an office setting with moderate noise and the ability to lift 25 pounds.*

Travel

Limited travel to property locations may be required.
